The following prices reflect ten-inch average diameter chink-style
rather than full-scribe log profiles and are based on average circumstances
that are subject to change. Due to the complexity of most post &
beam structures, post & beam construction costs are generally
equal to or higher than full log construction (full-scribe profiles
normally add 20-25% to the log shell price).
LOG SHELL ONLY CONSTRUCTION
On average, the costs of log shell only construction, prior to delivery
and assembly, averages from $30.00 to $45.00 per square foot of floor
area (freight on board at the Log Knowledge facility). This option
includes log walls, second level log floor joists (if applicable),
structural vertical log columns, log gables and purlins, and log trusses
(if applicable). Delivery,
site fabrication, and assembly of the log shell on site generally
averages from $8.00 to $11.00 per square foot of floor area. Costs
may increase depending on the location and complexity of the site.
LOG
SHELL & WEATHER-TIGHT CONSTRUCTION
For log shell & weather-tight construction, the price per square
foot averages from $85.00 to $105.00. This type of construction
includes the log shell along with materials and labor required to
make the structure weather-tight. Excavation, foundation, sub-floor
system, log shell, doors, windows, exterior chinking, roof framing,
interior framing, and exterior preservative are included in log
shell & weather-tight construction.
COMPLETE 'TURN KEY' CONSTRUCTION
Total construction costs for ‘turn key’ construction
generally range between $150.00 and $250.00 per square foot. ‘Turn
key’ construction is a move-in stage of construction that
incorporates everything from property improvements (septic, well,
excavation, etc.) through floor coverings and appliances. Actual
total construction costs are influenced by site considerations,
home size, design complexity, and individual selections of finish
materials.

ARCHITECTURAL
DRAWING COSTS
Once preliminary drawings are completed, architectural drawings,
or full service drawings, are developed. Structural engineering of the foundation,
main level floor framing, second level floor framing, and roof framing
